This policy explains what Mancini Property Enhancements LLC does with the information you give us through this website. It covers this site only.

Texts and calls

This site sends no text messages. Each tool writes a text for you: the drive and walks for the plow route, the size of a yard you outline, a junk pickup, a commercial bid, or the job you describe. You send it yourself, from your own phone and its Messages app, to (317) 741-6615, and a call goes the same way. Signed out, nothing you enter in a tool is kept by us. Signed in, the tap that opens the text also saves the request, and what the tool learned about your property, in your account.

Your account

You do not need an account to use the site. If you make one, we keep what you give it: your email address, your name and phone number, your property’s address and its measurements (the lawn, the beds, the lot, the drive and walks, and your notes), the requests you send, and our visits, with their notes and photos. The photos you add to a junk pickup are kept with its request.

You sign in with a code we email to you; there is no password. The code is sent through Resend and works for ten minutes. Once you are in, your browser keeps one cookie, mpe_session, for 30 days. It is strictly necessary: it is how the site knows the account is yours, and it is used for nothing else. Signing out removes it.

To stop anyone guessing codes or flooding the site, we count requests by IP address. The address is stored only as a salted hash, never as itself.

Looking up an address

When you look up an address, it is sent through our server to Google’s address search or the US Census Bureau’s public geocoder to find it on the map. The satellite photo comes through our server from Esri’s World Imagery, and a lot’s lines from the State of Indiana’s public parcel map. None of them receives your name or contact details. Cloudflare keeps a lookup’s answer in its cache for up to a day, so the same lookup is quick the second time; it is not tied to you. We do not use advertising trackers or third-party analytics cookies.

Why we use it

To answer your request, look at the job, arrange the work, and keep the record of it in your account. We do not sell your information, and we do not share it for anyone else’s marketing.

Who else handles it

This site runs on Cloudflare, which hosts the pages and keeps your account, its requests and its photos in its D1 database. Resend delivers the sign-in codes and the weekly summary of requests and visits that comes to our own inbox. Both act as processors on our behalf. Apart from the address lookup described above, no other company receives your information.

How long we keep it

Your account and everything in it stay until you delete the account or ask us to delete it.

Deleting your account

Signed in, open Settings in your account and choose Delete account. That deletes the account and everything in it at once (your details, your property, your requests, our visits and their photos) and signs you out. You can also call or text (317) 741-6615 and ask us to delete it for you.

Your choices

You can ask us what we hold about you, ask us to correct it, or ask us to delete it; most of it you can see and change yourself in your account. You can tell us to stop contacting you at any time and we will stop. Call or text (317) 741-6615, or reply to any message we send you.

Children

This site is not directed at children and we do not knowingly collect information from anyone under 13.

Changes

If this policy changes, the revised version will be posted on this page.
